ARCHITECTURAL CONTROL COMMITTEE (ACC)


KEEPING OUR COMMUNITY BEAUTIFUL

No building, fence, well or other structure shall be commenced, erected or maintained upon the properties, nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same shall have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures, and topography and finish grade elevation by the board of directors of the Association, or by an architectural committee composed of three (3) or more representatives appointed by the board. In the event said board, or its designated committee, fails to approve or disapprove with recommendations or disapprove entirely such design and location in writing within thirty (30) days after said plans and specifications have been submitted to it, approval will not be required and this Article will be deemed to have been fully complied with.

All requests to the ACC should be in writing to prevent any misunderstanding. This can be done by professional or a drawing by the homeowner.


Important notices


  • In addition to Association approval, all applicable Montrose City and/or County building requirements must be met. It is the Homeowners responsibility to inquire and comply with Montrose City and/or County regarding the permitting requirements with these governing bodies. To make this approval a permanent part of your residential property records, you are encouraged to file this with your Deed at the Montrose County Assessor’s office.


  • In an effort for homeowners in Solar Hills Ranch to maintain their views of the surrounding areas, all homeowners should be considerate in planting any vegetation (shrubs or trees) that will ultimately obscure the views of any neighbors (current or future). As existing vegetation is “grandfathered in”, neighbors should work together to determine a positive outcome and contact the Solar Hills Ranch ACC for additional information regarding shrubs and trees.
