Dear Solar Hills Residents,
Please consider the following notes as friendly reminders, not threatening warnings. It's our wish that many, if not all, of these issues can be solved on a neighbor-to-neighbor basis, before turning to the Board to be an "enforcer" of the Covenants. Solar Hills is a great place to live and most of us live here for similar reasons.
- Pet waste: some dog walkers are not picking up after their pets along our roads. Please take plastic bags with you and help out with this. We realize that people from neighboring subdivisions walk their dogs through Solar Hills and are part of the problem. The Board plans to send them friendly requests to help out with this. We are in the County, so we are not protected by the City ordinance.
- Dogs running loose: there have been complaints about resident's dogs running through neighbors' yards. The Covenants require us to keep our pets contained in their own yard, and on a leash when out on a walk.
- RV screening:
RV's, boats, and the like need to be at least 75% screened: there are a few "marginal" situations in Solar Hills. One of the responsibilities of our Architectural Control Committee is to monitor this issue. The Board will be asking the ACC to check on these. Please contact the ACC or the Board if you have questions.
- View Protection:
In an effort for homeowners in Solar Hills Ranch to maintain their views of the surrounding areas, all homeowners should be considerate in planting any vegetation (shrubs or trees) that will ultimately obscure the views of any neighbors (current or future). As existing vegetation is “grandfathered in”, neighbors should work together to determine a positive outcome and contact the Solar Hills Ranch Architecture Control Committee (ACC) for additional information regarding shrubs and trees.
- Outdoor night lighting: A reminder that large, bright security-type lights need to be turned off by 11:00 p.m. Help protect our beautiful night skies.
- Tree spraying: there is a concern that the IPS beetle (engraver beetle) can infest and kill pinyon pines. Also, homeowners have noticed bug damage to fruit trees. If you feel your trees need attention, please contact a qualified arborist, and/or the Colorado State extension. Hoping to avoid any chance of these bugs harming your trees and spreading to your neighbors. Thank you!
- Social get-togethers: If you are interested in hosting a neighborhood social gathering, please contact the HOA board and other homeowners. Past events (in a pot-luck format) have been well-attended and are a fun way to socialize and meet your neighbors!
